Flood Risk & Planning Applications

  • Flood Risk Assessment - Development in Flood Zone 2 or 3 typically requires a site-specific flood risk assessment.
  • Sequential Test - Local planning authorities must steer new development to areas with the lowest risk of flooding.
  • Exception Test - Where development must take place in a higher-risk area, benefits must outweigh the risks.
  • Sustainable Drainage - Major developments are expected to incorporate sustainable drainage systems (SuDS).
